Job Role: Assistant General Manager – Estimation & Quantity Survey 
Reporting To: General Manager – Estimation & Quantity Survey / AVP– Projects 

Role Overview: 
The AGM – Estimation & Quantity Survey will be responsible for leading and managing the project estimation function, ensuring accurate cost forecasting, budgeting, and rate analysis for various construction projects. The role demands a strategic thinker with strong analytical skills and a deep understanding of construction processes, standard consumption constants, and budgeting controls to support competitive and profitable project execution. 

Key Responsibilities: 
Estimation and Rate Analysis: 
  • Lead and review project cost estimates based on preliminary designs and drawings. 
  • Oversee detailed rate analysis for construction activities and materials. 
  • Ensure accurate estimation of labor, material, equipment, and overhead costs. 
  • Compare vendor/supplier costs for optimal budgeting. 
  • Coordinate with estimation, purchase, and contracts teams for competitive pricing. 
Knowledge of Standard Material Consumption Constants: 
  • Apply and maintain consumption constants for activities like RMC, BBM, Tiling, etc. 
  • Maintain a database for standardized estimation practices. 
  • Regularly update constants based on industry data and project conditions. 
Budgeting and Financial Control: 
  • Develop, review, and manage project budgets. 
  • Monitor budget performance and recommend cost-saving measures. 
  • Conduct variance analysis and prepare financial reports. 
Cost Control and Risk Management: 
  • Implement cost control systems to manage and track project expenditures. 
  • Identify and mitigate cost risks and control budget deviations. 
  • Provide timely cost forecasts for senior management. 
Quantity Surveying: 
  • Conduct quantity take-offs and coordinate on-site quantity verification. 
  • Review contractor bills for accuracy based on work completed. 
  • Prepare interim payments and final accounts. 
Material Reconciliation: 
  • Track material usage and reconcile against purchase and estimates. 
  • Identify and report material discrepancies. 
  • Collaborate with site and procurement teams for effective material control. 
Reporting and Documentation: 
  • Maintain records of estimates, rate analyses, and budget reports. 
  • Prepare and share detailed project cost reports and monthly reconciliation. 
Compliance & Quality Assurance: 
  • Ensure adherence to organizational standards and project specifications. 
  • Support tender preparation with accurate cost data. 
Team Leadership and Collaboration: 
  • Mentor and lead a team of estimators and quantity surveyors. 
  • Collaborate with cross-functional teams to ensure aligned execution. 
  • Drive process improvements in estimation practices.

Qualifications & Experience: 
Education: Diploma/ Bachelor's degree in Civil Engineering 
Experience: Minimum 15 years in Premium Residential 
ERP: Minimum 8 years of experience
